大阪の福島区内には今も古い町並みが残る地域も多く、そんな一角の大きな煙突がある銭湯の脇に建つ、築70年弱の住宅のリノベーションである。くの字に曲がった細長い建物が建っていたが、奥の半分は平屋で、且つ老朽化に伴った傷みも激しかったため、減築し、その空いた敷地を奥庭としている。そうすることで、室内空間にゆとりと奥行きを持たせている。残した建物も、かなり傷みが激しかったため、筋交や、火打、梁等を追加することで、耐震補強を行っているが、その中でも最も大変だったのが、基礎補強である。元々の基礎は一部がRC、一部が煉瓦ブロック積という状態だったため、建物が沈下し、床がかなり下がっていた。そこで建物を一部ジャッキで持ち上げ、煉瓦基礎を撤去、そこへ新たなRC基礎を作ることで基礎補強を行った。

Many areas in Fukushima-ku, Osaka, still retain their old streetscapes, and this project involved the renovation of a house built just under 70 years ago, located next to a public bathhouse with a large chimney in one corner of the building. The building used to be a long, narrow, curved, L-shaped building, but the back half was a single-story building and had suffered severe damage from aging, so it was reduced in size and the vacant space was used as a back garden. This gave the interior space more space and depth. The remaining building was also in a very bad state, so it was reinforced to be earthquake-resistant by adding braces, firestops, beams, etc., but the most difficult part of this was reinforcing the foundation. The original foundation was partly reinforced concrete and partly brick block, so the building had sunk and the floor had dropped considerably. So we used jacks to lift part of the building, removed the brick foundation, and built a new reinforced concrete foundation in its place to reinforce the foundation.
